The Concept

One drive, held to the boundary

A straight spine from the entrance to a turnaround at the rear, with the homesites on one frontage — so nothing is spent on land that only serves the road. Solid where the drive is built today; dashed for the extension a buyer clears and finishes.

Site count, boundaries and areas are conceptual and subject to survey, soil evaluation and jurisdictional approval in Mecklenburg and Union counties. Buyer to verify all details independently.

The Arithmetic

What the land costs per homesite

The offered price is a record for a house on acreage here. Divided across homesites, it is something else entirely.

HomesitesLand basis, eachApproximate site size
6$200,000Comfortably over an acre
7$171,400About an acre
8$150,000Close to an acre

Basis is the offered price divided by site count; it excludes road, utility, entitlement and carrying costs. For context, comparable Mint Hill homesites of roughly an acre have been offered from $275,000, in communities where homes begin around $1.5M. Site yield is unverified until soil evaluation.

Why It Plans

The hard parts are already answered

Power is at the back

Duke ran underground service the length of the property to a transformer near the rear — installed for this land, not for a neighbour. Proving that deep acreage is serviceable is normally the long pole; here it is standing.

The line is already set

The drive is built from Brief Road to about a third of the way into the second Mecklenburg parcel; the easement and the underground electric run the same alignment. Extending to the rear means clearing and finishing along a corridor that already exists — not negotiating a second path across the land.

A single controlled entry

Every acre reaches pavement through one point on Brief Road. For an enclave that is not a limitation — it is the design most communities have to manufacture.

Water and wastewater on site

The residence runs on a private well and a septic tank with pump — a working water and wastewater setup already serving the property. New homesites carry their own soil evaluation, but the land is not starting from nothing.

Assembled once, offered once

Four parcels across two counties, held by one family — the Union tracts bought separately in 1999, the Mecklenburg parcels transferred within the family in 2017. Contiguous acreage this close to I-485 does not reassemble.

Two Ways To Take It

A builder, or a few households

The builder

An enclave of estate homes

Six to eight homesites behind one gate, in a town where new construction reaches into the millions. The existing residence works as a site office and model through buildout at no carrying cost.

The group

Three or four households, together

Roughly two acres each behind a shared entrance — for less than a single finished homesite costs nearby. One buyer can live in the existing home during construction, or it can be rented against the carry.
